It is important to note that Copperleaf is a unique, bundled community in that there are only 570 units to assess. The average bundled community in South West Florida has 830 units. Having fewer units at Copperleaf allows the members to enjoy their course and clubhouse on a more regular, less restricted basis.

· It is required by the Copperleaf Golf Club Association, Inc. that on all re-sale transactions a Capital Reserve Contribution be collected from the BUYER. The collected Capital Reserve Contribution must be paid to Copperleaf Golf Club Community Association, Inc. Capital Reserve Contribution for the Master Association shall be an amount that is one percent of the gross selling price of the property not to exceed $3000.
 · Special Accounting Assessment For all closings before July 3, 2009, the amount of $146.00 must be collected from the seller during closing in a separate check. 
 · Special Renovation Assessment is $2,791 if it was paid upfront in full.  Yearly payments of $376.00 for ten years if it was not paid up front. This amount will be billed in along with the Annual Assessment each year.
· Neighborhood Associations within Copperleaf Golf Club may require a separate Capital Reserve Contribution.

· Copperleaf Golf Club Association, Inc. maintains an Annual Assessment, which is applied to all properties. Prior to closing, BE SURE to check with the Copperleaf Administrative Office to determine the amount due, if any, at closing, from the Seller.
